Why Memphis Buyers Are Crossing Into Mississippi in 2026

Why So Many Memphis Families Are Calling Mississippi Home

We are licensed in both Tennessee and Mississippi, and we work with buyers on both sides of the state line every week.

One trend we continue to see is buyers who start their search in Germantown or Collierville and eventually purchase in Olive Branch, Hernando, or Southaven.

This is rarely a compromise. More often, it is a deliberate financial and lifestyle decision.

So what is causing more Memphis area buyers to cross into Mississippi?

1. Lower Property Taxes

One of the biggest reasons is property taxes.

Mississippi property taxes are generally lower than comparable homes in Shelby County. Over ten or fifteen years of ownership, those savings can add up to tens of thousands of dollars.

For many buyers, that difference alone makes Mississippi worth considering.

2. More Home for the Money

Many buyers are surprised by how much farther their money goes in DeSoto County.

Olive Branch

Olive Branch offers newer homes, strong appreciation, and neighborhoods that appeal to growing families.

Hernando

Hernando combines historic charm with newer developments and remains one of the most desirable communities in North Mississippi.

Southaven

Southaven offers convenient access to Memphis with a wide range of home prices and amenities.

For buyers relocating from higher-cost markets, Mississippi can feel surprisingly affordable.

3. What About the Commute?

This is one of the first questions buyers ask us.

The honest answer is that it depends on where you work.

  • Olive Branch is approximately 20 miles southeast of Memphis.
  • Hernando is about 26 miles south.
  • Southaven sits directly along Interstate 55 and borders Tennessee.

If your office is in East Memphis or Germantown, the commute may be longer than staying in Tennessee.

But if you work remotely or in DeSoto County, the location often makes perfect sense.

4. The Schools Surprise Many Buyers

One misconception we often hear is that Mississippi schools are not as strong.

The reality is that DeSoto County Schools consistently perform very well and serve Olive Branch, Hernando, and Southaven.

Many Tennessee buyers are pleasantly surprised when they begin researching the schools for themselves.

5. Buying Across the State Line Is Different

This is the part most buyers have not considered.

Buying a home in Mississippi affects:

  • Property taxes
  • Homestead exemptions
  • Estate planning
  • How title to the property is held

These are important decisions that should be considered before writing an offer.

Every buyer eventually answers the question:

“How do you want to hold title to the property?”

The answer can affect what happens if an owner dies, divorces, or requires long-term care planning later in life.

Who Is the Mississippi Move Right For?

Based on the buyers we have worked with, Mississippi is often a great fit for:

  • Remote workers
  • Families wanting more house for the money
  • Buyers relocating from more expensive markets
  • People seeking lower property taxes
  • Buyers wanting newer homes at a lower price point

It may not be the right choice for everyone.

But for many buyers, crossing the state line has proven to be one of the best decisions they have made.
